
Helmed by James Beard Award-Winning Chef Renee Erickson, Lowlander Brewing, Un Po Tipsy, and Mio Oh Mio Welcome Guests in the Heart of Pioneer Square
SEATTLE, Wa— Sea Creatures — the beloved Seattle restaurant family behind The Walrus and the Carpenter, The Whale Wins, Bateau, Lioness, and more, led by James Beard Award–winning chef and cookbook author, Renee Erickson — is pleased to announce the opening of three new culinary concepts inRailSpur, a cultural hub located in the heart of Pioneer Square where art, music, history, and community converge. The restaurants include Lowlander Brewing and Un Po Tipsy, which opened on December 14, and Mio Oh Mio, which opens on December 26, marking an exciting expansion of Seattle’s vibrant dining scene.
Each concept brings a distinct culinary perspective, united by Sea Creatures’ ingredient-driven approach and warm hospitality. Lowlander Brewing is a working brewery and convivial beer hall, pouring house-made ales alongside comforting, approachable fare. Un Po Tipsy brings the energy of a New York slice shop, serving crisp, foldable pizza by the slice in a lively setting. Mio Oh Mio rounds out the trio with an intimate, art-filled dining room designed for elevated, sit-down dinners rooted in seasonal Pacific Northwest ingredients. Together, the concepts create a vibrant, all-day destination—equally inviting for a quick bite, a casual drink, or a refined dining experience.

Developed by Urban Villages, RailSpur continues to infuse Pioneer Square with new energy through the thoughtful transformation of three historic warehouses – anchored by the carbon positive Populus Seattle, recently honored with a MICHELIN Key – and the art-filled alleyways that run between them. The Sea Creatures’ concepts are located on the ground floor of RailSpur’s landmark building at 419 Occidental Ave., just steps from the stadiums and waterfront, and share Urban Villages’ dedication to sustainability and creating experiences that enrich both the neighborhood and the city. The restaurant spaces are designed by SkB Architects and Price Erickson, and constructed by Dovetail General Contractorsto blend contemporary functionality with a deep respect for the building’s historic character, reflecting RailSpur’s broader vision and commitment to adaptive reuse. Details such as exposed timber beams and brick preserve and honor the building’s early 1900s roots, while gallery walls of artwork underscore RailSpur’s commitment to supporting local art and artists throughout its buildings.
The New Openings
Lowlander Brewing
Brewing fresh beer onsite and pouring it straight from the tanks, Lowlander is a spacious beer hall seating approximately 100 guests, complemented by ample outdoor seating and a striking 12-foot-wide ultra–high-definition video wall ideal for game days. As the first true working brewery of its kind in Pioneer Square, Lowlander delivers beer at peak freshness—no shipping, kegging, or downtime—just crisp, tank-to-glass pints. The food menu leans into elevated beer-hall offerings, featuring house-made sausages grilled and served on freshly baked buns, salads, and brew hall classics such as warm pretzels with spicy grainy mustard and Fresno chili and fish sauce chicken wings. In addition to the onsite beer offerings, Lowlander IPA and Lowlander Italian Pils, Lowlander also serves refreshing cocktails, including A Perfect Bianco Spritz, Spot on Negroni, and Tall Mezcal Mule, along with wine and non-alcoholic options. Named in homage to both the Puget Sound Lowlands and the building’s former life as FX McRory’s, a longtime sports bar, Lowlander seamlessly blends neighborhood heritage with a modern take on communal drinking culture.
Lowlander Brewing is open daily from 3:00 to 9:00pm and is walk-in only.
Un Po Tipsy
Un Po Tipsy serves New York–style pizza by the slice: thin, foldable, and piping hot. Guests can choose from classics like Tomato Tomato with tomato sauce, confit garlic, basil; Italian Sausage with house-made fennel sausage, shaved red onion, mozzarella, and pecorino; or specialty slices like the Ferndale Farmstead White Pie with scamorza, fiore di latte, confit garlic, chili flake, preserved lemon, and olive oil or Greens, topped with kale, smoky scamorza, Calabrian chili oil, ricotta, lemon peel, and fennel pollen. For something lighter, salads like Little Gems with basil and pecorino creamy vinaigrette or Chop Salad with salami, chickpeas, pepperoncini, radicchio, kalamata olives, red wine vinegar, oregano, and sheep’s cheese are also available. Pair your meal with draft cocktails, wine, or a wide selection of canned beers. Designed for quick meals and casual hangs, the 30-seat space includes standing counters, pinball, and playful bass boat gold banquettes. Whether it’s lunch between meetings, a pre-game bite, or a late-night slice, Un Po Tipsy is fast, fun, and delicious.
Un Po Tipsy is open daily from 11:00am to 6:00pm and is walk-in only.
Mio Oh Mio
For a classic seated dining experience, Mio Oh Mio offers an intimate, art-filled dining room with just 32 seats. The menu celebrates the best of the Pacific Northwest, with seasonal ingredients taking center stage in dishes that offer a casual elegance. Appetizers include Hama Hama Blue Pool Oysters with Meyer lemon mignonette, Guinness bread & butter, Steak Tartare with tonnato and shaved red onion, and Pork Rillettes paired with quince chutney. The menu then unfolds into entrees from the land and sea such as Grilled Lamb Ribs with green chermoula, Black Cod with melted leeks and saffron cream, and a Pork Chop served with Treviso, cider, shallot, and cream, complemented by seasonal sides. Desserts include Bay Leaf Custard Tart with burnt sugar, Sticky Toffee Pudding with cream, and Neal’s Yard Montgomery’s Cheddar with Cara Cara marmalade. The experience can be thought of as Lioness meets The Walrus and the Carpenter, with a little bit of Boat Street Cafe, Renee’s first restaurant. Rome meets London meets Seattle.
Mio Oh Mio is open on Wednesdays through Sundays from 5:00pm to 9:00pm. Reservations are encouraged and are currently available through OpenTable for dinners starting on Friday, December 26 onwards.
